Bengaluru construction runs on manufactured sand. M-sand (concrete grade) replaces river sand in concrete and blockwork. P-sand (plastering) is finer than M-sand. Masons still prefer river sand for some plaster and finishing work, but restrictions limit quarrying, so it trades at a premium.
M-sand (concrete grade, Zone II) is crushed rock graded for concrete and mortar. Ask for double-washed material with silt under IS 383 limits. P-sand (plastering) is finer, gives a smooth wall finish and costs a little more than M-sand. River sand gives the smoothest plaster but costs more and varies in quality. If you use it, check the silt content on site.
